UK Retail Bank – Critical Plant Replacement

Iconic buildings are built to last but every now and then some vital component will need to be upgraded or replaced. And with busy city offices working sometimes around the clock, you need to not only get the job done quickly, you need to get it right first time.

Our client’s London Headquarters were constructed more than 20 years ago and needed to be upgraded and replaced.

AtkinsRéalis were appointed to provide a range of expert cost and project management and controls. The works comprised replacement of three diesel rotary uninterruptable power supplies (DRUPS) with new prime-rated generators and static UPS, and the replacement of chillers. In addition, there were upgrades of LV switchgear and the building management system (BMS). A further requirement was for the separation of the critical and comfort cooling systems to provide energy savings.

We have a dedicated mission critical team with the specialist skills and experience to deliver these works with no interruption to business-as-usual activity. The team developed a detailed understanding of the how the building operates and its critical systems. They were then able to introduce mitigation measures such as temporary plant.

A major challenge was how to best support critical systems as the three DRUPS were replaced. Our solution was to hire an external energy farm. This allowed the existing systems to be removed and the new equipment to be installed and commissioned prior to handover. The works required meticulous planning from our team throughout and included several building power downs and integrated systems tests (ISTs).

The AtkinsRéalis team also included expert project managers with engineering backgrounds. This was key to the successful delivery of this critical plant replacement project. We uncovered and resolved multiple risks with electrical systems, removing single points of failure.

Stakeholder communication is crucial in live buildings at all levels. We led all communications plans to ensure that building users, property management and engineering teams were fully informed. Weekly logistics calls helped to identify any conflicts and ensure the service road, loading bay and goods lift usage could be managed. We were also responsible for the production of escalation plans for weekend works to ensure business as usual was in place when staff returned.
