Affordable housing developer EDAROTH (a wholly owned subsidiary of AtkinsRéalis) has been given the green light to provide state-of-the-art, sustainable homes in Surrey - after Raven Housing Trust was granted planning permission for its latest housing scheme.
Social housing provider Raven will be working with EDAROTH (Everyone Deserves a Roof Over Their Heads) to develop the new houses, using offsite manufacturing methods to create low energy-use, net zero homes - providing additive capacity for the housing market.
The new homes will be built across four development sites in Epsom and Reigate & Banstead borough council areas, by repurposing garage sites belonging to Raven - which already manages 7,000 homes across Surrey.
The plan will provide 12 urgently needed homes in well located areas of the town and represents the start of a significant partnership to develop more sites over the coming years which will benefit residents and help communities to thrive.
Mark Powell, Managing Director of EDAROTH, said: “This scheme will help to provide high quality, sustainable homes which will transform under-utilised land into thriving places for the people most in need of a roof over their heads. It is a great example of how EDAROTH can make more challenging sites work for development, and as such we can add to the number of social and affordable houses being delivered in the region.
“We now have a number of sites with planning permission secured, paving the way for a long-term plan to provide a pipeline of social housing for those in greatest need, and it’s really encouraging to be able to work with a progressive partner such as Raven which shares our vision for developing communities.”
Stephen Clements, Assistant Development Director for Raven Housing Trust, said: “We’re extremely pleased to be able to provide a substantial number of new affordable homes in Epsom. These particular garage sites provide the perfect locations for new homes, already within established communities and with local amenities close by.
“Working with EDAROTH on this project is a fantastic fit as our visions to create net zero, high-quality homes align so well. We’re looking forward to getting started on these new homes and seeing local people move into them as soon as they are ready.”
The majority of the building parts will be manufactured at a factory in West Yorkshire, transported and assembled on site, which will reduce the carbon impact of the process. It also ensures the homes will be delivered more quickly compared to traditional methods of construction, with minimal disruption to residents living near the development sites.
It is hoped that work will start early in 2024 on the new homes which will not only be produced using sustainable materials and offsite manufacturing methods, but will also be built to EPC (Energy Performance Certificate) A+, the highest efficiency rating possible to keep energy usage and carbon emissions low.
The scheme in Surrey is the latest in a number of new contracts across southeast England for EDAROTH, which is bringing a fresh approach to the housing crisis by utilising brownfield and former industrial land to release genuine social and economic value from often overlooked assets.
This in turn supports housing associations in their goals to provide affordable, energy-efficient homes in areas of acute shortage, as well as meeting net zero targets.
About EDAROTH
EDAROTH (Everyone Deserves A Roof Over Their Head) provides end-to-end development solutions which focus on delivering social and affordable housing at the point of need. This approach prioritises brownfield and under-utilised land within existing communities – which are often considered too difficult or expensive to develop – and sees the landowner typically retain the land, assets and ongoing rental income.
